This site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

COMMENTS: the following comments are related to an application for a Design Development Option (DDO) (UDC 3.11.1).
The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Please be aware that a separate permit is required for the detached accessory structure. The current permit is only related to the perimeter wall. The zoning review team are leaving the following comments as a courtesy to begin the DDO process.
2. Based on a wall height of 10’-1”, the minimum required perimeter yard setback is 6’-9”. Based on the site plan provided, the applicant is requesting a perimeter yard setback reduction from 6’-9” to 4’4”, as measured to the west property line. A DDO is required.
Please address comment 1 by submitting a separate building permit for the detached accessory structure. Zoning will allow for the DDO to be applied for on this permit to avoid unnecessary delays. However, approval of this DDO will be contingent upon the submittal of a separate building permit.

03/27/2024 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted Design Development Option (DDO) application is completed. If the DDO request is approved, resubmit under TC-RES-0723-06659 after the "notice of intent to appeal" period has passed as noted on the notice of decision.
