San Francisco Bl. - R-1 Lattice on top of existing wall (1st Review) TRANSMITTAL: August 4, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. 2. On the aerial photo the lattice height is called out as 6’-8”. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard .) At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron. Either demonstrate that the lattice meets the 75% unobstructed requirement or a Design Development Option (DDO) must be submitted and approved to allow the additional height above 6’-0”. 3. Zoning was not able to find an approved zoning compliance review for the fence located between the two dwelling units. Clearly show this fence on the plan. 4. There are 3 shade structures: 1 in the northeast corner of the fenced area and 2 along the south side of the dwelling. Zoning was not able to find approved permits for these structures. If the structure located in the northeast corner of the fenced area exceeds 200 sq. ft. a building permit will be required. If this structure is less than 200 sq. ft. a Zoning compliance review is required. Show this structure on the plan and provide the height, square footage and perimeter yard setback dimensions to the west property line. The 2 structures along the south side of the building appear to be attached to the main dwelling and if attached a building permit is required. Show these structure on the plan and provide the height and perimeter yard setback dimensions to the south property line. Perimeter yard setbacks for shade type structures are measured from the post supporting the structure. It does not appear that these structures meet the minimum perimeter yard setback requirement of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). For shade type structures the wall height is the distance from design grade to where the roof sits on the top of post or beam whichever is greatest. If the structure located in the northeast corner of the fenced are does not meet perimeter yard setbacks the setback can be reduced in one of two ways: 1) Per UDC Article 6.6.2.D perimeter yard setbacks can be waived is the adjacent property owner is willing to provide a setback waiver. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you cannot secure the waiver a Design Development Option (DDO) will need to be submitted to reduce the perimeter yard setback. If the structures along the south side of the building are attached to the dwelling at a minimum a DDO will be required to reduce the perimeter yard setback. If the perimeter yard setback is less than 1’-0” to the south property line than a Board of Adjustment for Variance will be required to reduce the perimeter yard setback. Once the above comment are addressed additional comments maybe forth coming. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
