PROVIDE A COMPLETE PLAN SET showing all proposed (past without permit) alterations and additions to Unit-1 with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all inspections.

All proposed alterations and additions to Unit-2 and or an ADU require a separate permit.

Each dwelling unit requires a separate permit with an individual Pima County assigned address.

An altered engineered storage structure requires a structural engineered (stamped) plan set for the performance compliance with the 2018 IRC.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. COMMENT: Per UDC Section 6.3-2.A, the required setback in the R-2 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

Based on the height of the porch area of 8 feet, the required setback is 6 feet from the east and north property lines. The proposed setback is 2 feet 8 inches from the east and north property lines.

The porch encroaches into the required perimeter yard setback and will require the approval of a Design Development Option (DDO) to reduce the required before zoning can approve.
