Electrical Plans:
1. Show the bathroom receptacle as GFCI protected, circuit 12, E3902.1.
2. Show the outdoor mini-split receptacle as GFCI protected, E3902.3, and with a weatherproof cover, E3905.11.

Structural Plans:
1. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural.
2. Clarify if the 3/8” siding shown in the Wall Sections is OSB. Is there a stucco finish or other type of finish over this?
3. Provide treated sill plates bearing on concrete slabs, R317.1 item 3.

1.COMMENT: Based on current aerial photos there is a detached structure located to the north of the After researching PRO there were no records for the detached structure that could be verified or found.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 6’-0” the required perimeter yard setback from the proposed structure to the west property line is 6’-0”, the proposed setback is 0’-0”.. At a minimum, a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the south and to the west:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
