Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Residential Code (IRC).
All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Structures built without a permit may require alteration for building code compliance.

Floor Plan:
1. Show the functional name of each proposed room and each adjacent room, R106.1.1. Existing bedrooms with removed windows must show code compliance for egress, R310. (It appears that a window is being removed).
2. Include dimensions and show all doors, windows, fixtures and appliances in the construction area. Include measurements for the proposed family room/bathroom.
3. Provide elevation views to correspond with the Floor Plan, R106.1.1. Show both vertical and horizontal measurements.
4. Clarify where the existing washroom and proposed bathroom are located. Is the existing washroom in between the Existing Office and the Carport? Is the proposed bathroom being placed where the Existing Office is?
5. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.


Framing Plan:
6. Provide the span distance for the new 2x4’s in the dropped ceiling, R106.1.1, Table R802.4.1(1).
7. Show rafter hangers used for the 2x4’s in the dropped ceiling, R106.1.1.
8. Sheet 3 of 4 shows a hallway from the living room past the bathroom. Is this opening going to be in the same location as the existing door through the masonry wall? Show masonry work or framing necessary to relocate the openings in the existing masonry wall, R106.1.1.
9. Show masonry wall horizontal lateral support R606.9.1, lintel sizes R606.10 and anchorage, R606.11.
10. Specify steel lintels to support imposed load, R606.10.

Plumbing Plans:
11. Notate and specify all piping materials, P2608. Include existing building sewer pipe. Show Sewer line from new plumbing fixtures to the existing building sewer line, P2602.1.
12. Clarify the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7.
13. Show a cleanout with the same size as the piping served, P3005.2.5.
14. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’).

Electrical Plans:
15. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2.
16. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
17. Show the location of each outlet on the Electrical Plan, E3404.12.
18. Clarify which circuits are being tapped to provide power to the new outlets.
19. Show the number of receptacle and lighting outlets on the branch circuit within the overcurrent protection rating, E3702.2. 20A circuits may serve an area not greater than 800 SF. 15A circuits may serve an area not greater than 600 SF, E3704.4.
20. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.17.
21. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16.
22. You cannot tap off of the existing 20A GFCI kitchen counter outlets. These circuits must remain dedicated to the kitchen counter only, E3901.4.
23. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. This may require a floor mounted receptacle outlet within 18” Mini split, R3901.2.3.
24. You cannot tap off the existing master bathroom circuit. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles with a separate 20 AMP dedicated GFCI circuit, E3703.4 and E3901.6.

Mechanical Plans:
25. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J. (Mini split).
26. Provide an equipment specification list for the Mini split to verify the electrical circuit sizing, including the size or capacity, M1302.1.

2.COMMENT: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project. 4.9.7.B.7 states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.



3.COMMENT: Clearly show everything on site. Based on current aerial photos there is an addition on the rear and east side of the house also a detached structure located to the north of the siteAdditional comments may be forth coming.
