| 07/24/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: TC-RES-0723-06528 4302 E. Edison St. - R-2 Site Fence (1st Review) TRANSMITTAL: July 24, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Zoning was not able to find approved permit/zoning compliance for the existing block wall along the north and west property lines. Either provide approved documents for the wall or include it in this fence permit. As Columbus Blvd. is designated on the COT MS&R map as collector and it does not appear that Columbus is at full width, 32’ half future right-of-way, a residential plot plan meeting the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, is required. This plot plan shall show the future right-of-way line along Columbus and provided dimensions from center line of both Columbus Bl. & Edison St. to the face of curb and from the face of curb to the property line. It appears that the existing wall may encroach into the future right-of-way and the right-of-way at the northwest corner of this property. Additional comments maybe forth coming. If you have any questions about this transmittal, please contact Zone1.desk@tucsonaz.gov |
