PLANS:
1. Provide clarification for the partial separation between rooms, R106.1.1. A sleeping quarters usually does not include a 1-hour rated wall. A plan for two sleeping quarters will also require 1-hour separation between floor levels.
2. Also, a common room on the second level does not provide separation if accessible from each of the sleeping quarter units. Sheet #4 shows a second staircase not shown on other sheets.
3. Provide a complete (2nd story) floor framing plan showing load bearing supported by beams and foundations with appropriate prescriptive load carrying capacity, R301.1 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. The second level may not be supported as shown on sheet #4.
MECHANICAL PLANS:
1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A four-bedroom habitable building of 1501 – 3000 SF requires a 75 CFM continuous setting for a single sleeping quarters or two 40 CFM units for serving two sleeping quarter units.
ELECTRICAL PLANS:
1. Show two sub-panels if the structure includes two sleeping quarter units, NEC 225.30 and E3403.
2. Show correct descriptions on the panel schedule, E3404.12.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). Two detached single-family residences (SFR) are permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. This comment was not addressed. Either show the required and provide setback or remove listed setbacks from the plan. The rear shows 150’-6” when the plot plan dimension shows 17’-0” and the side shows 28’-0”/6’-0” when the plot plan dimension shows 8’-6”. The setbacks shown for the “REAR” & “SIDE” are not correct.

2. Zoning acknowledges that this comment should have been made on prior reviews, but this comment needs to be addressed. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. The proposed sleeping quarters exceeds the allowed 12’ height. Options are: 1) Eliminate the 2nd floor. 2) Connect the sleeping quarters to the main dwelling with a roofed structure, minimum 5’ wide that can support a 20 pound live load, 3) Submit a Board of Adjustment for Variance, or 4) or develop this as a 2nd dwelling unit, full kitchen etc.
