SITE PLAN:

Show an accurate title block description for the Detached Sleeping Quarters, R106.1.1.

Show the location of all utility lines from property line to the proposed building along with required changes, R106.1.1.

PLANS:

1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

PLUMBING PLANS:

1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the proposed sleeping units.
2. Show an individual accessible water supply shut off for the proposed sleeping units, P2903.9.1.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two bedroom habitable space of 1501 – 3000 SF requires a 60 CFM continuous setting.

ELECTRICAL PLANS:

1. TEP may require the service panel for the property at the closest building to the service transformer. A service line change or a new meter location must be coordinated with TEP for approval. Show an underground feeder from a metered service panel to the more distant dwelling.
2. Clarify the Riser Diagram showing a service panel and a feeder to the more distant building, NEC 225.30 and E3403. A second metered service would require a dwelling address.
3. Provide an accurate panel schedule, E3404.13 & E3706.2. Update the circuits and descriptions consistent with the plan.
4. Show the location of each outlet on the Electrical Plan, E3404.12. Include the optional (not needed for a Sleeping Quarters) Electric Vehicle receptacle or remove the circuit from the panel schedule.

OUTDOOR LIGHTING CODE

Show compliance with City of Tucson Outdoor Lighting Code, OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). Two detached single-family residences (SFR) are permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The description on the permit states “Two units with 2 Bedrooms each & 1 Family room @ 2nd floor”, but the plans indicated an existing 3 bedroom and the proposed is a two-story with 4 bedrooms, clarify what you are doing.

2. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf, and provide a correct lot coverage calculation.

3. The setbacks shown for the “REAR” & “SIDE” are not correct.
