This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Separate the response letter from the construction plan set. Place sheet numbers on each sheet of construction plans. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: Show if the new electrical service line is overhead or underground. FLOOR PLAN: The bedroom window openings are undersized. An egress window from a bedroom requires a minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor). Also, the minimum egress height is 24” and the minimum egress width is 20”, code R310. STRUCTURAL PLANS: 1. Provide complete structural plans showing compliance with the IRC, R301.1. Include a roof framing plan with header and rafter sizes. SECTIONS - DETAILS: 1. Clarify the Wall Section. Show a complete cross-section detail of the new exterior wall with the minimum 12” wide x 12” deep continuous #4 rebar reinforced footing, R403.1. Show the wall assembly with a 6” clearance above the ground surface, R317.1 item 5. MECHANICAL PLANS: 1. Show the type of heating and cooling for the bedrooms, R303.9. ELECTRICAL PLANS: 1. Show arc-fault circuit interrupters for all electrical items (each circuit) within the bedrooms, E3902.16.
