This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. SECTIONS - DETAILS: 1. Show the wall assembly with a 6” clearance above the ground, R317.1 item 5. Update detail #1, sheet 2. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. MECHANICAL PLANS: 1. Show the proposed heating/cooling unit location and capacity, R303.9. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Notate the proposed 15A & 20A circuits with arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. | 07/20/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0723-06385 2141 South Hemlock Stravenue – R-1 Arizona room (1st Review) TRANSMITTAL DATE: July 20, 2023 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Refer to Sheet 10 of Paving Plan I-796 and provide distances from the centerline of all streets to the curb, as well as from the curb to the property lines, to ensure perimeter yard setbacks are correctly depicted. Paving Plan I-796 may be reviewed at this link: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-796. 2. Per Tucson Unified Development Code (UDC) 6.4.3.C.1.a, roofed areas, open on at least one side, which provided shelter exterior areas, such as porches, are excluded from the lot coverage calculation. Remove the existing rear porch from the lot coverage calculation provided on the site plan. 3. Show the five-foot-wide easement in the rear of the property as depicted on the Country Club Park subdivision plat: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-08078&. 4. Show all structures with applicable setbacks on the site plan. Several detached accessory structures have appeared in aerial photography within the past five years and require a zoning compliance review at a minimum. Clarify whether these structures will remain or not. If these structures will remain, the structures along the north property line require a neighbor’s setback waiver. Additionally, any structures along the south property line will require some sort of modification such as a DDO or Board of Adjustment variance. The neighbor’s setback waiver is required to be signed by the owner of 2135 South Hemlock Stravenue and placed directly on the site plan. The example language is as follows: My name is ______ and I am the owner of property at ______. I have reviewed the site plan and have no objections to the proposed setback of __ feet. Signature: ______ Date: ______ 5. Per UDC 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. The required side street perimeter yard is 10’-0” as measured from the side street property line along Holt Place. Provide a setback dimension from the south property line to the proposed exterior building wall to determine the proposed setback. Keep in mind that a Design Development Option (DDO) may only be processed if the proposed construction maintains a setback of at least 1’-0” from the south property line.
