| 07/20/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0723-06330 915 North 11th Avenue – R-2 Detached accessory structure (1st Review) TRANSMITTAL DATE: July 20, 2023 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 1. Per Tucson Unified Development Code (UDC) 6.4.3.C.1.a, porches, open on at least one side, which provide shelter to exterior areas, are excluded from the lot coverage calculation. Remove the existing porch from the lot coverage calculation. 2. Provide a neighbor’s setback waiver signed by the property owner of 932 North Alder Avenue to allow the proposed detached office to be constructed with a reduced rear perimeter yard setback. 3. Clearly show all structures on the site plan. A shade sail in the rear yard in addition to a detached accessory structure in the southeast corner of the property appear in aerial photography beginning in 2019 and 2020, respectively. The following comments may be relative to an application for a Board of Adjustment variance (UDC 3.10.3). 4. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed exterior building wall, whichever is greater, measured from the property line. The shade sail in the rear yard is considered a structure and is required to comply with perimeter yard standards. As the shade sail likely maintains 0’-00” setbacks as measured from the south and west property lines, a Board of Adjustment variance is required to be granted to allow the structure to remain. 5. Per UDC 6.4.5.C.1.a, for residential development, the required front street perimeter yard setback is 20 feet as measured from the street property line. What is likely the “bike shed” as described on the site plan appears to maintain 0’-00” setbacks as measured from the east and south property lines. A Board of Adjustment variance is required to be granted to allow the structure to remain with 0’-00” setbacks. 6. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area. A Board of Adjustment variance is required to be granted to allow the structure to remain detached in the front yard.
