This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Separate the support pages (last two) from the construction plans. Place in different files. Place sheet numbers on each sheet of construction plans. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits FLOOR PLAN: Show window sizes with type identified as XO or SH. Bedroom windows must show code compliance for egress, R310. SECTIONS - DETAILS: 1. Provide a structure section showing proposed features including the framing, sheathing and insulation, R106.1. Include H2.5 fasteners and ceiling insulation. 2. Clarify the placement of ceiling/roof insulation for determining the need for additional attic ventilation, R806. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. MECHANICAL PLANS: 1. Show the location of proposed conditioned air units within the rooms, R303.9. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Add a receptacle within 6’ of the office exterior door. 3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly). Mabel St. – R-1 Detached Pergola (1st Review) TRANSMITTAL DATE: July 12, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. b. Remove the aerial photo from the plot plan. c. Clearly show the property lines and provide distances. d. Provide a dimension from the center line of Montecito and Janet to the face of curb, where pavement meets curb, and from face of curb to the property line. The distance from the center line to the face of curb for both streets is 14’ and from the face of curb to the property line is 16’. e. Provide perimeter yard setback dimension from all structures to the applicable property lines. 2. The southernmost shed shown along the east property line appears to be fairly new and Zoning was not able to find an approved compliance review for this shed and it does not appear to meet the required 10’-0” side street perimeter yard setback, UDC Article 6.4.5.C.1.b. If this shed does not meet the 10’-0” setback a Design Development option will be required to reduce the setback. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
