This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SECTIONS - DETAILS: 1. Update the building detail on sheet #9 showing H2.5 fasteners connecting the wall to roof assemblies, R802.11.1. (City of Tucson Amended). 2. Clarify the placement of ceiling/roof insulation for determining the need for additional attic ventilation, R806. Update the building detail on sheet #9 showing a bottom ceiling cord if a truss assembly provides an attic space. Currently the insulation is shown at the roof sheathing which requires air-impermeable rigid insulation material in contact with the roof sheathing. 3. Show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave (bird’s mouth) vents are used, R806.3. This is accomplished with baffles. MECHANICAL PLANS: 1. Include a conditioned air unit (supply vent) within the office, R303.9. Each room requires direct supply of heated/cooled supply air. PLUMBING PLANS: 1. Clarify the inclusion of a plumbing plan with the first note reading “no changes to plumbing”. This sheet may be removed from the plan set for the proposed carport enclosure without plumbing. 2. Include any plumbing changes performed after the original building permit and not inspected. The plumbing sheet shows a non-compliant gray water line and diverter valve at the kitchen sink drain, P2601.2 & Table P3009.9. Remove the gray drain line from the food preparation sink. Montecito St. – R-1 Enclose Carport into Bedroom and Office (2nd Review) TRANSMITTAL DATE: November 29, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: a. This comment was not addressed. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. b. This comment was not addressed. Remove the aerial photo from the plot plan. c. This comment was not addressed. Clearly show the property lines and provide distances. d. This comment was not addressed. Provide a dimension from the center line of Montecito and Janet to the face of curb, where pavement meets curb, and from face of curb to the property line. The distance from the center line to the face of curb for both streets is 14’ and from the face of curb to the property line is 16’. e. This comment was not addressed. Provide perimeter yard setback dimension from all structures to the applicable property lines. 2. Until the comments above are addressed correctly Zoning cannot provide the required comments to complete the DDO review. The southernmost shed shown along the east property line appears to be fairly new and Zoning was not able to find an approved compliance review for this shed and it does not appear to meet the required 10’-0” side street perimeter yard setback, UDC Article 6.4.5.C.1.b. If this shed does not meet the 10’-0” setback a Design Development option will be required to reduce the setback. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
