COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.
1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to:
a. This comment was not addressed correctly. The property dimensions are not correct. Per the Del Monte Village final plat, found at, https://gis.pima.gov/maps/subdiv/select.cfm?bkpg=09091&seqnum=, the west property line is 105’ long, the north is 80’, east is 80’, south is 55’, and there is a 25’ spandrel, curve, at the southeast corner not shown on the plan, Clearly show the property lines and provide distances.
b. This comment was not addressed correctly. The curbs were not shown on the plan as required. Provide a dimension from the center line of Montecito and Janet to the face of curb, where pavement meets curb, and from face of curb to the property line. The distance from the center line to the face of curb for both streets is 14’ and from the face of curb to the property line is 16’.

2. The southernmost shed shown along the east property line appears to be fairly new and Zoning was not able to find an approved compliance review for this shed and it does not appear to meet the required 10’-0” side street perimeter yard setback, UDC Article 6.4.5.C.1.b, propose setback is 3’-0”. A Design Development option will be required to reduce the setback. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
