This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Place the adopted code on the site plan. Separate the submitted files with construction plans and support documents in different files. Place page numbers on each sheet of the construction plan set. PLUMBING PLANS: 1. Gray water systems may only receive waste discharge from bathtubs, showers, lavatories, clothes washers, and laundry trays, P2601.2 & Table P3009.9. Remove the gray drain lines from the (kitchen) food preparation sinks. MECHANICAL PLANS: 1. Show any proposed changes, R301.1. Show heating/cooling rating of the roof top unit, R303.9. ELECTRICAL PLANS: 1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. Update circuit #9 if placed at the countertop. Montecito St. – R-1 Enclose Carport into Bedroom and Office (3rd Review) TRANSMITTAL DATE: April 17, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The southernmost shed shown along the east property line appears to be fairly new and Zoning was not able to find an approved compliance review for this shed and it does not appear to meet the required 10’-0” side street perimeter yard setback, per UDC Article 6.4.5.C.1.b, The proposed setback is 3’-0”. A Design Development Option (DDO) will be required to reduce the setback. Zoning acknowledges that a DDO application has been submitted. The DDO process will have to be completed and approved before Zoning can approve of this permit.
