PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance.

Provide a separate response letter addressing each comment with location of change on the plans.

SECTIONS – DETAILS - NOTES:

1. Remove the deferred submittal note from sheet A.0.
2. Provide an anchor bolt with 7” embedment, R403.1.6. Update detail #1 sheet A.4.
3. Provide a single insulation application for roof assembly insulation, R806.5. Remove the R-5 air-impermeable insulation note from Section A & B on sheet, A.3.

MECHANICAL PLANS:

1. Show the HVAC system size on the plan in accordance with M1401.3, M1601.1.

ELECTRICAL PLANS:

1. Clarify if the 200 AMP panel is proposed or existing, E3404.13.
2. If proposed show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5.
3. Remove the 2018 IRC reference from note #7.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. R-38 batt insulation requires a space greater than provided with 2” x 6” framing, N1102.1. Identify the products that provide the intended insulation value with open or closed cell foam, R806.5. Update the roof joist detail on sheet S.1.
