This site is located within the RX-2 zone (UDC 4.7.7). A single-family residence is a permitted use in this zone (Table 4.8-1).

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Comment 2 from the July 1, 2026 Residential Zoning review was not fully addressed. The shed encroaches into the required 20’ west side setback and the unpermitted chicken coop encroaches within the west and rear 20’ setbacks. Both require either a neighbor waiver from the property owner to the west, (the chicken coop also from the neighbor to the south), or a Design Development Option (DDO). The neighbor waivers must be added directly to the site plan and can read similar to the following: My name is ____and I am the owner of the property located at __________. I have reviewed the site plan and have no objection to the structure being located ___ feet from the west property line as depicted on the site plan. Signature: __________. Date:_________.

If signed neighbor statements cannot be acquired, a DDO will be required to reduce the 20’ required setback to the proposed 12’ setback to the west, and the 20’ rear setback to 8’8”. 2. The site plan lacks the following information:

a. Square footage of the lot (approx. 18,731 sf)
b. Total square footage of all enclosed structures
c. Total vehicular use area square footage (UDC Section 11.4.23 – areas for vehicle use such as parking, garages, carports, and driveways). Include a subtotal for the driveway, the remainder in the front yard, and the remainder elsewhere on site (see UDC Sec. 4.9.7.B.12 for information om front yard allowances).
d. Lot coverage calculation (UD 6.4.3 – the percentage of the site occupied by enclosed buildings and vehicular use areas, calculated by taking the total square footage of enclosed structures and vehicular use areas divided by the total lot square footage). Do not include the pool, any porches, courtyard, etc in the square footage.
e. Provide the wall heights for all sides of the new structure, measured from design grade (ground level) after construction is done, to the highest point (UDC Sec. 6.4.4.).
f. The maximum building height for the shed, measured from design grade to the mid-point (between the eave and ridge) of a pitched or hipped roof (if not a pitched roof, see UDC Sec. 6.4.5 for other roof types).

3. The next submittal should include the following: Once the neighbor waivers have been applied to the site plan, or DDO has been approved if neighbor waivers were not obtainable, submit the following items:
a. DDO Decision Letter if Neighbor Waivers are not obtainable).
b. Revised site plan with Neighbor Waivers, if obtainable.
c. Comment Response Letter addressing all staff comments.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
