Residential Engineering Review Comments:
1. A floodplain use (FPU) permit (TE-FPU-0726-00280) has been created for this residential permit. The lot exists entirely within a COT Flood Hazard Zone associated with Christmas Wash, and a floodplain use (FPU) permit with cost estimate is needed for all building permits.
2. Site engineering will be unable to approve permit TC-RES-0626-03351 until the associated FPU permit (TE-FPU-0726-00280) is approved.

Remodel/Unpermitted Carport (1st Review)

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

The City's Unified Development Code (Section 1.4.1.C) establishes that before the City issues any approvals or permits, that we confirm that a site complies with UDC standards. As such, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. Unfortunately, in many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site.
RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Submit building application for the carport. The site plan on Sheet a1 shows a carport located on the east side of the residence and Pima County aerial Pictometry indicates that it has been existing since 2012. Staff was not able to locate a permit for this carport; however, there is a permit for the detached garage (T06CM03246) from 2006.

2. In regards to the carport application, if using the site plan layout for the laundry remodel, please recalculate the total lot coverage by including the vehicle use area and eliminating the patio area. Also, please dimension the distance from the nearest support post for the carport to the east property line. The required side setback for the R-1 zone is now 5'.

3. After submitting an application for the carport, please resubmit the materials for the laundry remodel application (TC-RES-0626-03351) and include a response letter addressing all staff comments.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
