Site Engineering Review Comments:

TRANSMITTAL DATE: June 29th, 2026

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .8, .9 and .12.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) The site plan provided is not sufficient. Please submit a site plan that meets the requirements found here: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples

These requirements include but are not limited to:
a. Show all property lines and their dimensions, which are 120’ x 65’
b. Add the name of the property owner
c. Add the zoning classification, which is R-2
d. Show all existing and proposed structures
e. Indicate setback distances between all structures and applicable property lines
f. Show dimensions of all structures
g. Show square footage of the parcel, which is 7,800sqft
h. Total square footage of all enclosed structures
i. Total square footage of all vehicular use areas
j. Add a lot coverage calculation, which is the percentage of the site occupied by enclosed buildings and vehicular-use areas

2. (Comment) Zoning is unable to locate permits for the shed in the southeast corner of the property. Add the shed to the proposed scope of the permit.

3. (Comment) Per UDC 6.4.5.C, the front street setback is 20’. The temporary pergola on the east side of the property is indicated as being 18” from the wall. Setbacks are not indicated for the shed in the southeast corner of the property. Additionally, UDC 6.6.3.C states that detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line.

Either adjust the position of the pergola labeled D and the shed to comply with the required setback standards, or a Design Development Option (DDO) will be required. Please submit a DDO application under the Zoning Modification sub-record that has been created.
