Show the location of utility meters and gas, water, electrical, and sewer, on the site plan R106.1.1. Show the location and size of lines with connection points. 2. Provide section details for wall framing and foundations plans, to include footing depths, reinforcing, wall framing member size, hardware, insulation etc. R106.1.1 3. Show set-back distance between proposed ADU and existing structure. Note a building separation of less than 6’ is subject to City of Tucson amended code R302.1 requiring 1 hour fire resistive wall construction. 4. Truss framing requires engineered drawings stamped/sealed by a certified registrant. May be provided as a deferred submittal, or roof framing may be done prescriptively through the IRC chapter 8. If prescriptive method is chosen, details must be provided in a complete roof framing plan. 5. Provide a complete electrical plan showing all circuits, outlets, switches, smoke detectors, panel schedule, and panel location, etc. R106.1.1 6. This letter reflects comments to be addressed to ensure final approval from Site Engineering. To help speed up your resubmittal and facilitate shorter review timelines, please include a response letter along with your updated plans and any supporting calculations. In your response letter, address each comment individually and explain what changes were made and where they can be found in the plans. Please do not mark or highlight changes in the drawings at this stage — revision markups are only used after a permit has been issued. Submit your response letter and updated plan set as two separate files. Site Engineering Review Comments: 1. The City of Tucson Inclusive Home Design Ordinance requires all new dwellings — including ADUs, single-family residences, and duplexes — to provide an accessible route connecting the public street, sidewalk, or driveway to an accessible entrance of the home. This pathway must be shown, dimensioned, and labeled on the plans. What this means in plain terms: There needs to be a clearly defined, walkable path from where a person arrives (the street, sidewalk, or driveway) all the way to a usable door of the home — one that someone using a wheelchair or mobility aid could navigate without barriers. An exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan is missing required information such as but not limited to lot coverage calculations. Since January 1, 2026, via Ordinance No. 12219, landscaping is now required for all new single-family residential, middle housing development, and accessory dwelling units. A landscape plan is to be applied directly to the site plan and the instructions were designed to avoid hiring a landscape architect. Ground cover is required. To calculate ground cover, use the following equation: (X Linear feet of Street Frontage) – (Y curb cut width) x (5 Foot Depth) = Z sf of required vegetative groundcover. 3. List the plants will be used and the preferred method of watering to the site plan. Trees, which also need to be identified by name, need to be planted 5 feet from the sidewalk and 10 feet away from any structure. Additional requirements are provided in the link. Please make sure to refer to the link. Plants must be low to very low water use with a hardiness rating of 15 degrees Fahrenheit or lower and non-invasive. Options are listed in Section 5-02.5.0 of the Technical Standards Manual. Exceptions to these criteria or plants that are not listed in Section 5-02.5.0 of the Technical Standards Manual, may be approved by the PDSD Landscape Architect. 4. Show the distance between the ADU and the single family residence. Provide a response letter addressing all staff comments for the next submittal round. 5. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
