1. City of Tucson is currently on the 2024 IRC code cycle. Please remove any references to previous code cycles (with the exception of the IECC).
2. Please show all utilities connections on the site plan including water and electric service entrance points and connection to HSC (R106.1.1).
3. Provide complete building dimensions on the floorplan as well as building heights on the elevations (R106.1.1).
4. Provide a complete plumbing plan showing all H/C water and DWV piping (R106.1.1).
5. Label the circuits for each outlet/receptacle on the electrical (RCP) plan to correspond with the “service panel A” schedule. Show location of subpanel B (R106.1.1).
6. Provide a framing plan with section details showing existing framing/insulation conditions as well as the proposed work to fill in the garage door and existing door removal. Include existing footing/foundation/slab conditions (R106.1.1).

Site Engineering Review Comments:
1. The City of Tucson Inclusive Home Design Ordinance requires all new dwellings — including ADUs, single-family residences, and duplexes — to provide an accessible route connecting the public street, sidewalk, or driveway to an accessible entrance of the home. This pathway must be shown, dimensioned, and labeled on the plans. What this means in plain terms: There needs to be a clearly defined, walkable path from where a person arrives (the street, sidewalk, or driveway) all the way to a usable door of the home — one that someone using a wheelchair or mobility aid could navigate without barriers. An exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance.

Action Items — Show the following on your plans:
• Draw and label the path as "Accessible Route"
• Provide a minimum clear width of 4 feet with a width call-out on the plans
• Note the proposed running slope (must not exceed 5% / 1:20) and cross slope (must not exceed 2% / 1:50)

Acceptable Accessible Route compositions include:
• Portland cement concrete (PCC)
• Broom Finished concrete
• Brick or unit pavers (Only if set on a stable cement base with no gaps exceeding ½”)

• Flagstone: must be mortared – loose set does not qualify
• Any surfaces equivalent in smoothness, hardness, and durability
NOTICE: Decomposed granite (DG) is not permitted for required accessible routes, even if compacted

2. Revise the code analysis on the cover sheet to be compliant with the most current code adoptions for the city of Tucson – City of Tucson adopted IRC 2024 with all other applicable regulations, the only one to remain as 2018 edition would be the energy code.
3. Revise the site plan provided to include applicable property boundaries, as well as setback distances for all structures that exist on the property.

This site is located in the R-1 zone (UDC 4.7.8). An ADU is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

Comment 1: Please provide landscaping details on the site plan upon next submittal. Per UDC 7.6.8.A, all new single family, middle housing, and accessory dwelling unit development requires the following landscaping:

One canopy tree for every 1,000 square feet of gross floor area. For projects below 1,000 SF, this number should be rounded up to one tree added to the project.

Vegetative groundcover is required within the front yard setback per the calculation below.
