This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Per Unified Development Code 6.4.5.C.1.b, the west side setback along Desert Valley Way is 10’. The proposed structure encroaches approximately 6” into the required street side setback. Prior to approval of this building permit ()a Design Development Option is required for this encroachment.

2. Once the DDO is approved and the appeal period expired, please resubmit the following under TC-RES-0626-03105:

a) The corrected site plan which includes adding the location of the utilities, and
b) The DDO Decision letter.
c) A Response letter addressing all staff comments.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
