This site is located within the NR-1 Zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The project lies within the Jefferson Park Historic District in a Neighborhood Preservation Zone overlay. A Preservation Zone Design Review is required and must be approved prior to Residential Zoning approval since. Front-facing garages in the Jefferson Park Neighborhood are to be avoided per the Neighborhood Design Manual. More information, including a submittal checklist and pdf copies of the design manuals can be found here:

A pre-application conference is required prior to Design Review submittal and can be requested through the Permitting Portal by searching for "Pre-application conference," and selecting the Special Districts subtype.

Once the Design Review has been approved, please upload the decision letter with the site plan and other construction packet materials for TC-RES-0626-03074 and include a response letter addressing all staff comments for this review cycle.

2. A “New Porch” is shown on the site plan (Sheet G101) between the garage and the SFR. No building permits are found for this structure. Please clarify that this porch proposal will be permitted separately.

3. Also included on Sheet G101 are an owner suite patio plans. Please remove these or provide a note that this project will be permitted separately.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
