Kitchens require two or more 2O-amp GFCI small appliance circuits to serve countertop receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3703.2, E3901.3 3. R506.3.3 Vapor retarder: a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches is required between the concrete floor slab and the base course or the prepared subgrade where a base course does not exist. 4. Please clarify electrical service panels and sizes. “Panel B” diagram states 100 amps, riser diagram shows 125 amps. Load calculation shows existing “Panel A” not panel B. 5. Stucco: Show weep screeds with a min. clearance 4” above grade or 2” above paved areas, R703.7.2.1. (Detail 8/A3 shows a 2” gap) 6. Please correct and resubmit. |

Please address all reviewer’s comments in a separate document with all required documents for resubmittal. Residential Engineering Comments: 1. There is a 9’ set back that is indicated as “alley” in the final plat. Please show the 9’ setback on the plans and adjust the location of the structure out of the setback. The new dwelling requires an exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. Water draining from roof shall not interfere with exterior accessible route. Please update site plan to include a general note regarding City of Tucson requirements for Inclusive Design. An accessory dwelling unit is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .8, .12 and 6.6.3. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) The subdivision plat map indicates a 9’ easement in the rear of the property, extending from the western property line. Please show this easement on the site plan and ensure that the proposed ADU is not placed within the easement. 2. (Comment) The site plan appears to be missing a north arrow and a scale. 3. (Comment) Per UDC 7.6.8, all new residential developments consisting of 1-4 units require basic native, drought resistant landscaping to be added to the site plan. a. Per UDC 7.6.8.A.1, one canopy tree is required for every 1,000sqft of GFA of the development project. This project will only need one tree. b. Per UDC 7.6.8.A.2, 5 feet of vegetative groundcover is required for the width of the front yard, minus the width curb cut. This project will need at least 190sqft of vegetative groundcover in the front yard. Please show and dimension this area on the site plan. c. Provide plant species for both the vegetative groundcover and canopy trees to ensure that they are ADWR Low Water Use approved plant species. See the link below to learn more about approved plant species. d. Existing landscaping may be used to meet landscaping standards but must be indicated and labeled on the site plan.
