This letter reflects comments to be addressed to ensure final approval from Site Engineering. To help speed up your resubmittal and facilitate shorter review timelines, please include a response letter along with your updated plans and any supporting calculations. In your response letter, address each comment individually and explain what changes were made and where they can be found in the plans. Please do not mark or highlight changes in the drawings at this stage — revision markups are only used after a permit has been issued. Submit your response letter and updated plan set as two separate files. Site Engineering Review Comments: 1. Refer to Site Zoning comments provided. For resubmission, please provide: a. A site plan for review and it must include the following: the scale used must be clearly labeled; all existing structures on the site, shown with their length and width dimensions; all vehicular use areas; building setbacks measured from each structure wall to the adjacent property line; all property line dimensions; any adjacent streets; and all existing fences, walls, or similar barriers. b. Ensure to provide square footage associated with all structures that exist on the property with all associated setback denoted. |

Show all existing structures on the site plan. 3. Show all vehicular use areas on the site plan. 4. Provide building setbacks from each structure wall to the adjacent property line. 5. Provide the length and width dimensions of all structures. 6. Provide all property line dimensions. 7. Show any adjacent streets on the site plan. 8.Identify all existing fences, walls, or similar barriers. 9. Revise the lot coverage calculation to include the total square footage of enclosed structures and vehicular use areas divided by the total lot square footage. 10. Revise the wall height measurements to show height from design grade to the highest point. 11. The site is zoned R-3 and the minimum required perimeter yard setback is 5' (UDC 6.3 - DIMENSIONAL STANDARDS) to the north and east. The proposed setback is 2' from the south and east property line. Either comply with the minimum required setback or apply for a Design Development Option DDO) per UDC 3.11.1 to reduce the minimum required setback to the proposed setback.
