Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Swimming Pool and Spa Code, 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

If you have any questions about these comments, I can be reached at Matthew.Carlton@tucsonaz.gov

COMMENTS:
1. Submit only one set of construction plans and not two. There is a set of construction plans with the engineering details and a separate standalone construction plan.
2. Include references to the 2024 I codes on the construction documents, not just the site plan.
3. City of Tucson has adopted the 2024 I-Codes, please update your planset accordingly. Site plan currently states: “ALL REFERENCE TO THE DESIGN OF THIS PROJECT FOLLOW CURRENT CODES (2024 IBC, 2018 IRC, 2017 NEC, 2018 IMC, 2018 IPC & 2018 IFGC & 2018 IEBC”.
4. Show the dimensions between the water’s edge and the south fence on the site plan, not the property line.
5. Show the pool envelope on both the site plan and the construction plans.
6. On the construction documents next to the symbol legend, it should read Pool/Spa information, not spa.
There may be more comments upon resubmittal.

Please note – until the review cycle has been completed by all disciplines (Building Safety, Zoning, and Engineering), you will be unable to upload any documents.

Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set.

Resubmittals will not be accepted without the revision letter that answers all of the above comments.
