Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comment 1: Please include a site plan with the next submittal so that zoning staff may conduct a complete application review. An aerial image may be used as long as all of the required information is shown. Please include the following details in the site plan:

Property lines and lot dimensions, which are 32.5’ by 98’, per assessor’s record map, found here (block 2, lot 5): https://www.asr.pima.gov/ParcelData/Map/Arm/MP05/05045.pdf

Footprints of all existing structures on the site; location of all existing and proposed fences/walls. Please draw, label, and dimension setback measurements between all structures and adjacent property lines.

Include the old and proposed height, length, and materials of the proposed wall.

Lot coverage calculations, including all enclosed structures/livable space, accessory structures/sheds, and garages & vehicular use/maneuvering space/parking. Please include a total lot coverage percentage.

Label the adjacent street (E Spring Street). Include a scale and north arrow.

Property owner information, property address, zoning designation (R-2 Residential), and project description.

Comment 2: Please be aware of height restrictions for fences and walls in the Unified Development Code. Per UDC section 6.6.2.I., the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if:

At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron

Please include an elevation of the proposed addition to the fence with measurements to demonstrate this condition is being met.
