Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files.

Residential Engineering Review Comments:
1. A floodplain use (FPU) permit has been created for this residential Addition/Alteration permit, TE-FPU-0626-00262. The lot exists in FEMA regulated Zone “AE” associated with the Bronx Wash, and a floodplain use (FPU) permit with cost estimate is needed for all building permits.
2. Site engineering will be unable to approve permit TC-RES-0626-02979 until the associated FPU permit (TE-FPU-0626-00262) is approved.
a. Please review the requirements for the floodplain use permit (TE-FPU-0626-00262) cost estimate submittal.
3. As the residential permit TC-RES-0626-02979 has yet to see full approval, please remove all revision bubbles and deltas around changes made as they are not considered after approval revisions.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Add the vehicle use area to the Lot Coverage. (See Comment 1 from the 6/16/26 Residential Zoning review)

2. Provide groundcover. Comment 2 was not fully addressed. Revisit the landscape requirements at https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code for examples and directions. The site has no driveway and appears to be accessible via a rolled curb. Nevertheless, groundcover is still required. Shrubs are acceptable as groundcover. Areas under the tree may be used for groundcover as shown in the link.

3. Add the species of groundcover/shrubbery that will be used.

4. Add the preferred method of watering for the tree and the groundcover/shrubbery to the site plan.

5. Remove at a minimum 4 parking spaces in the front yard. Only 400 sq may be used as parking spaces and 400 sf for maneuvering only. The parking waiver is in effect per Middle Housing.

6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
