This site is located within the R-1 Zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan indicates that the proposed garage will encroach 1’ into the required 20’ front yard setback. While encroachments up to 10’ into the front yard setbacks are allowed for carports without special approval, the proposal to enclose the carport changes this allowance (please see Unified Development Code (UDC) 6.4.5.1.c.(1). https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5192 ). To allow the encroachment of the garage into the front setback, a Design Development Option (DDO), which is an administrative variance, is required. This process takes about 6 weeks from the time the DDO application is approved and the process begins.

2. To apply for a DDO, please submit the application under the Zoning Modification sub-record that has been created. For instructions on how to apply for a sub-record, visit the following link:

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
