This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Based on Construction Plan I-520, sheet 16, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-520, the distance, 12’, shown from face of curb to east property line along Willson Ave. is not correct and should be 17’.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per UDC Article 6.4.5.C.b For carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street, proposed perimeter yard setback to the east street property line is appears to be 3’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
