This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The current site plan does not fully address the requirements requested from the zoning review dated 8/01/2025. Please visit https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . While you will need to create your site plan based on the example provided in the link, some examples (below) are provided. Please add this information to your plot/site plan.

a. The legal description for your property is Olive Grove Lot 201.
b. A scale
c. North arrow
d. Owner name
e. For your lot area total, the dimensions of the lot are 101 feet along the east and west sides and 75 feet on the north and south sides. 101 X 75 totals 7,575 square feet.
f. Add the zoning of your property and the properties that touch your property (R-2).

h. The zoning reviewers need to know the lot coverage. This is the square footage of the residence (minus the porches), enclosed sheds, and the vehicular use area from the edge of the driveway including parking. This number should not exceed 70% - it rarely does, but we need to know if another structure or expansion is applied for in the future.
i. Please measure and provide the distance from the back of the house to the horse shelter.
j. Please measure and provide the distance from the horse shelter to the back and side property lines.
k. Not including the horse shelter, label and provide dimensions for all other structures on the lot. The aerial from the Pima County maps taken this year (3/25) show at least three structures that are not listed on the site plans submitted to date. Furthermore, our records show no permits for these. This includes a rectangular structure in the NW corner of the lot, a storage shed along the east side of the lot, and a structure near the horse shelter. If they are no longer there, please provide a comment that they were removed. If they are to remain, we need to know how far off the property line they are, which is why it is important to provide dimensions for them and show how far off the property line they are.

i. If they are within 1 foot of the property line, they will require a variance.
ii. If they are more than 1 foot off the property line but within the 6’ perimeter side and rear setback, a Neighbor Waiver is required. In this instance, the applicant gets written permission from the neighbor to allow the structure to remain next to their property.
iii. If one or more of the neighbors do not agree, or do not respond to the request for the Neighbor Waiver, then the next step would be to apply for a Design Development Option (DDO). Again, this is only if these structures are more than 1’ off the property line but within the 6’ perimeter setback. iv. Other options include moving the structures away from the perimeter setbacks or removing them altogether. These need to be approved if they are to remain.

2. Again, though examples of what are needed on the site plan are included above, this is not all information the site zoning team needs for a complete review.

3. The current site plan does not clearly depict the size of the horse shelter nor the distance from the rear property line. Following the directions provided in the comments above will help with our zoning review.
