01. COMMENT: Site Zoning acknowledges the No-Fault Settlement Agreement between Sandra O’Brien and the City of Tucson c/o EGSD-Code Enforcement (CRD-2024-1168) that allows reasonable accommodation regarding the setback requirements under UDC Sec. 6.6.2.H and TC Sec. 4-17.

02. COMMENT: Provide a residential site plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf to include but not limited to:
a. Provide the address, owner’s name, and legal description on the site plan, which is “OLIVE GROVE LOT 201.”
b. Provide accurate property line dimensions.
c. Draw, dimension, and label all structures on site including the primary residence, accessory sheds/structures, and the proposed miniature horse shelter.
d. Provide perimeter yard setback dimensions from all existing and proposed additions to the applicable property lines. Minimum front street setback is 20’-0” (UDC 6.4.5.C.1). Side and rear yard setbacks are 6’-0” or 2/3 (H) + height of exterior walls, whichever is greater (UDC Table 6.3-2.A).
e. Provide the exterior wall height of the miniature horse shelter as measured from design grade to the highest point of the wall (UDC 6.4.5.B.1).
