Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. The shape of the house shown on the plot plan does not match current aerial photos. There is an addition to the south end of the porch not shown on the plan.

2. Based on aerial phots there is some type of structure located along the east side of the dwelling near the northeast corner that shows up some time after 2019. Zoning was not able to fine approved permit documents for this structure. Either 1) Provide approved permit documents, 2) Show the structure on the plan along with the dimensions and height and provide building plans and include it in this permit, or 3) show it on the plan to be removed.

3. There are 3 easements shown on the plan, a 6’ easement along the east property line and two 3’ wide corner easements. Clarify what the easements are for and provide the recordation information on the plan. These easements are not shown on the Solano Estates final plat.
