Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings.

Each dwelling unit with kitchen requires a separate Pima County assigned street address after Zoning approval, R319. Show Pima County assigned unit numbers at each dwelling on the site plan. https://www.pima.gov/1010/Addressing-Frequently-Asked-Questions

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

GENERAL COMMENTS :

1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
2. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. The ordinance revision now requires a gray drain line discharge from one fixture for a one-story dwelling. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade. SITE PLAN:

1. A minimum 8-foot clearance above the roof for an overhead line may not be a feasible design, E3604.2.1. Identify the utility lines requiring upgrade or replacement.
2. The Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate yard pipe and water meter size for the additional demand.

PLANS:

1. Notate a cool (white) roof finish (greater than 60 SRI) as required by the ADU provisions.
2. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. Show the threshold condition for a route from the exterior into the living space.

SECTIONS - DETAILS:

1. Show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area when including eave venting for insulation placed at the ceiling, R806.3. This may be accomplished w/ baffles. Update detail #4 & 5 on sheet S1.1 for insulation placement.

MECHANICAL PLANS:

1. Show interior combustion air compliance for appliances in confined spaces with area openings of 1 SQ IN for each 4,000 BTU rating, G2407.6.1.

ELECTRICAL PLANS:

1. TEP may require the service panel for the property at the closest building to the service transformer. A service line change or a new meter location must be coordinated with TEP for approval. Consider an underground feeder from a metered service panel at the ADU to the primary dwelling.
2. Provide a Riser Diagram showing the 400 AMP service at the ADU (unit #2) with a feeder to the primary existing 200 AMP panel or apply for a service upgrade permit for the primary dwelling (unit #1), E3602.1 & E3603.1.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.

01. COMMENT: Based on aerial photos the storage shed located on the east side of the existing house appeared sometime after 2020. Zoning was not able to find approved permit documents for this addition. Label and dimension this detached structure on the site plan, provide its height, and clarify if it has any utilities. Additionally, per UDC Article 6.6.2.D, an accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

02. COMMENT: Draw, label, and dimension the existing 5’ wide easement along the rear yard line as platted in Map/Plat in BK 8, PG 29.

03. Draw and dimension all setbacks for existing and proposed structures from each structure to each applicable property line.

04. Draw, label, and dimension the vehicular use area on site plan.

05. Provide the dimension from the centerline of Hampton Street to the face of curb, where asphalt meets the concrete curb (which is 15’ per paving plan I-580B) and from face of curb to front street property line (which is 10’ per paving plan I-580B). 06. Label the zoning (R-1) classification adjacent to the east, west, and south boundary and to the north across the street.

07. Under Code Review section, the required setbacks are incorrect. Per UDC Section 6.6.3.B.6 and 6.4.5.C.1.B, north required setback is 20’, south and west are 5’, and east is 10’. Correct under Code Review section.

08. Per UDC Section 6.6.3.B.4, if the accessory dwelling unit is built as a new structure it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code. To ensure compliance, depict this information on the plans.
