Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2).

1. As you are proposing to use the plot plan provided at the time of construction for the SFR provide a readable copy will all prior approval stamps removed.

2. The “SETBACK LINE” shown on the plan is not correct, remove this line from the plan. As this subdivision plat was approved as a Residential Cluster Project (RCP) the required perimeter yard setback to the north and west property line is 3’-0”. Clearly show the post supporting the roof of the pergola and provide perimeter yard setback dimensions from the post to the north and west property line. Minimum side street permit yard setback is 10’. Also, there is a 10’ easement that runs along the east property. The proposed pergola may not be located within this easement.
