Site Plan Review – 3rd Review

TRANSMITTAL DATE: December 19, 2025

This site is in the R-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required).

Plan review for the above referenced engineered pergola has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: The site plan provided is incomplete.

a) Provide a site plan that meets the requirements show in the plot plan example at the following link:

More Specifically:

1) Draw, label, provide heights and dimension every existing and proposed structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines.

-Proposed pergola is missing the length and width and height dimensions on site plan.

-Draw, label and provide height (measured from above finish grade to top of wall) existing wall in back and side yards

2) Draw and label all setbacks. The front yard setback is missing. Label street side yard setback and provide dimension (10’-0”). This doubles as the 10’-0” wide P.U.E. (Public Utilities Easement).

3) Update site plan property line lengths to include the missing 39.27’ length along the southeast corner property line.

4) Label front and side street(s).

5) Provide missing north arrow.

6) Provide missing zoning labels on all four sides of this parcel including this parcel (including this parcels zoning).

7) Provide missing site plan scale and corresponding graphic scale.

2. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

1. Corrected building permit

2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

3. Resubmit ALL documents (all drawings in sheet index)
