This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The legal description provided on the plot plan is not correct and should be UNIVERSITY MANOR LOTS 30 31 & 32 BLK 5. 2. The setbacks listed under Code Tabulations appear to be the minimum required. These setbacks are not correct. Either Review UDC Article 6.4.5..C.1.a and Table 6.3-2.A and provide the correct setbacks or remove this reference from the plan. 3. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation.
