The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter. COMMENTS: 1. The demo plan does not indicate if the existing patio cover is to be removed/modified. Please clarify. 2. Header schedule is missing. Please include. 3. Please show the location of the section details on the framing plan and provide a detail showing how the new joists will tie in with the existing joists. Also include how the new roofing material (besides the sheathing) will be incorporated. Provide a detail showing how the new walls will tie in with the existing structure. 4. The demo plan shows the two existing 4x4 posts being removed, but the foundation plan seems to show them still there. Please clarify if the existing concrete piers for the posts are to be removed or left in place and poured over. 5. Please clarify where the new east wall will terminate. The dimensioned floor plan shows the wall ending at the south corner of the existing room that is to be the bathroom. However, both the framing and foundation plans seem to show this wall extending all the way to the north end of the bathroom. 6. Please provide details on how the new utilities will be connected to and routed from the existing sources. 7. Please resubmit. |

| 07/17/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-0625-03055 5225 E 26TH ST. – R-1 Converting existing carport to livable area (1st Review) TRANSMITTAL DATE: July 17, 2025 Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a full floor plan for the existing residence so that Zoning can determine if the requirements of UDC Article 4.9.7.B.7 apply. UDC Article 4.9.7.B.7 states “For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 2. The dimensions show from centerline of 26th to face of curb and from face of curb to property line do not appear to be correct.
