Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. This comment was not addressed correctly. Any place used to park vehicles is included in the calculation. Based on aerial photos vehicles are parked along the west side of the existing garage shown on the plan. Also, there was no percentage of lot coverage provided on the plan. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.

2. This comment was not addressed. Provide the legal description “HOFFMAN LOT 2 BLK 7” on the plot plan.

3. It does not appear that the DDO was submitted correctly, contact Georgia Pennington to ensure that you submit correctly. Until the DDO is approved Zoning cannot approve this permit. Per UDC Article 6.4.5.C.b For carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street, proposed front street perimeter yard setback appears to be 3.5’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
