All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

SITE PLAN:

1. The roof projection (overhang beyond wall) may not extend closer than 24” to the adjoining (neighboring) property line. 2. Provide a panelboard clear working space of 30” wide x 36” deep, E3405.2. The sub panel requires relocation for 36” working clearance, from the panel face, within the property.

ELECTRICAL PLANS:

1. Show a smoke alarm in the bedroom and outside the doorway in the immediate vicinity with an electrical circuit, R314.3.
2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

07/14/2025 Site Zoning - Standard REQUIRES RESUBMIT PDSD TRANSMITTAL

FROM:
Bobby Parsons
Zoning Section Review

PROJECT:
TC-RES-0625-03021
1509 N. Van Buren Ave Tucson, AZ 85712
New Sleeping Quarters (1st Review)

TRANSMITTAL DATE: 7/14/2025

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please draw, label, and dimension the ½ Right of Way from the centerline to the face of curb and from the face of curb to the property line along N. Van Buren Avenue. Refer to Paving Improvement Plan I-843 if needed: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-843.
3. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the existing Gazebo from your lot coverage calculations and update the total.
4. Comment: As this property is located in the R-1 zone, please include a detailed floor plan of the entire house to ensure compliance with Unified Development Code 4.9.7.B.7.
5. Comment: Site zoning is unable to approve the building permit until the Design Development Option (DDO) has been approved. Please see below.
6. Comment: The following comments are related to an application for a Design Development Option (DDO) (UDC 3.11.1):

The minimum required setback in the R-1 zone is the greater of six (6) feet or two-thirds (2/3) the height of the structure’s exterior wall facing each interior property line (UDC Table 6.3-2.A). Based on a proposed wall height of 12’ for the new sleeping quarters, the minimum required setback to both the West and South property lines is 8’. The proposed setback for the sleeping quarters to both the West and South property line is only 3’. The proposed reduced setback will require approval through the DDO application process. Please apply for your DDO as a sub record in the permit workflow. If needed, please reach out to Mark Castro at Mark.Castro@tucsonaz.gov or Georgia Pennington at Georgia.Pennington@tucsonaz.gov for questions about the DDO process. https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo_for_setback_and_height_udc.pdf.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
