A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: As you are proposing an Accessory Dwelling Unit (ADU), please request withdrawal of this permit and apply for the correct permit type (New Dwelling Permit). 2. The site plan should be designed to include the information as noted on the sample site plan. Comment: As you are proposing to turn a non-habitable building into a habitable space, please provide all building setbacks to the adjacent property lines. The minimum required setback for an ADU is 5’. 4. Comment: Please include the legal description which should read “EL CONQUISTADOR ESTATES LOT 23 BLK 2”. 5. Comment: Please provide the surrounding zoning classifications as noted in the sample site plan. This property is surrounded by R-1 zoning. 6. Comment: Please dimension the rear alley which is 20’. 7. Comment: Please draw, label, and dimension the ½ Right of Way from the centerline to the face of curb and from the face of curb to the property line.
