The submitted documents were incomplete and a thorough plan review could not be performed 2018 International Residential Code - R106.1.1 1. How is the carport being enclosed? What material is being used? What foundation are the posts being laid on? How is it being anchored and secured/attached to the existing carport? We need plans and dimensions of the existing carport and how the alteration is being built. 2. All of the above is applicable for the porch as well. Please show plans and dimensions of the porch and how it is being enclosed. 3. The addition of a bathroom will require plans including plumbing plans and where it is being built. Please provide plans of for the bathroom. 4. Please provide plans of the new closet being built, where is it? 5. Please provide full construction plans for the work being performed or work that has been done. Any work done other than paint on the walls needs to be detailed in the plans. |

A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. COMMENT: Draw and dimension the elevations of the bedroom addition. Height is measured from design grade to the highest point under the roof. (Unified Development Code Section 6.4.5.B.1). 02. COMMENT: The portable metal shed along the south property line appears to not meet the minimum setback, which is 6’ or 2/3 the height of the adjacent wall. Per UDC Article 6.6.2.D, an accessory structure that is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s).
