COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. 1. The plans shall be submitted as a single multi page PDF file. 2. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawing at an engineering scale, i.e. 1” = 10’, 1” =20’ and the entire parcel shall be shown on a single page, not 2 pages as submitted. b. All proposed construction shall clearly be shown on the plot plan. c. Show all utility lines on the plot plan. d. Indicate the zoning of this parcel and all adjacent parcels on the plot plan. e. Provide the legal description “SHERWOOD VILLAGE TERRACE LOT 351” on the plot plan. f. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. g. Provide all property dimensions on the plot plan. 3. This comment was not addressed. Provide the dimension from the centerline of 18th Pl to the property line, which is 50’ per paving plan I-65-13: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-65-013 4. This comment was not addressed. The portable metal shed along the south property line appears to not meet the minimum setback, which is 6’ or 2/3 the height of the adjacent wall. Per UDC Article 6.6.2.D, an accessory structure that is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner (8033 E 18TH PL): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
