This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Upon further zoning review, it has been determined that the request to convert the garage into an ADU will require a variance. Even with the neighbor’s permission from 1970, the conversion of the existing detached accessory structure to an ADU constitutes a change of use. Full code compliance is required. As the structure is built with 0 ft. setbacks, a Board of Adjustment variance is required. Please contact Mark.Castro@tucsonaz.gov regarding the variance process.
