This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. b. The lot coverage calculation is not correct. Pools are not included in the lot coverage. 2. Based on aerial photos there are two additional structures on site that are not shown on the plot plan, 1 along the south property line and 1 along the east property line. Show these structures on the plan or provide photo that demonstrate that they have been removed from the site. The structure located along the east property shows up sometime after 2005. Zoning was not able to find approved permit/compliance documents for this structure. Provide approved documents or if it is to remain on site include it in this permit.
