TRANSMITTAL DATE: September 22, 2025

This site is in the R-1 zone (UDC 4.7.8). An accessory dwelling unit is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6,.8, .9 and 6.6.3.

Plan review for the above referenced ADU has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS & ELEVATIONS:

1. COMMENT: The following is incomplete:

a) COVER SHEET (A-0.0): THIS COMMENT WAS PARTIALLY ADDRESSED FROM REVIEW #1; The cover sheet information doesn’t match the site plan information as far as lot size (county has the east property dimension at 57.5’ versus the 57.06’ dimension show), and thus, lot coverage is also incorrect. The site is not drawn to a scale that reflects the dimensions shown nor does the ADU floor plan match graphically (mirrored in reverse direction) and size versus the floor plan depicted in the A-2.0 sheet.

b) SITE PLAN (A-0.1): THIS COMMENT HAS STILL NOT BEEN ADDRESSED FROM REVIEW #1; The scale of the drawing doesn’t match with the dimensions provide, vice versa or the plan graphic isn’t drawn. Regardless, something is off and needs to be corrected.

c) SITE PLAN (A-0.1): THIS COMMENT HAS STILL NOT BEEN ADDRESSED FROM REVIEW #1; The ADU graphic on the site plan doesn’t match the floor plan and needs to be updated to the floor plan graphic.

d) SITE PLAN (A-0.1): THIS COMMENT WAS PARTIALLY ADDRESSED FROM REVIEW #1; Provide a site plan that meets the requirements show in the plot plan example at the following link:

As the ADU floor plan graphic on the site plan is currently depicted as ‘mirrored’ from what is shown on the A-2.0 sheet, adjust the ADA path to align with door location on the West elevation (assuming the floor plan, as currently depicted throughout the drawing set, is depicted correctly).

e) ROOF PLAN (A-5.0): THIS COMMENT WAS PARTIALLY ADDRESSED FROM REVIEW #1; Per the Residential building reviewer and per 6.6.3.B.4 of the UDC, if the accessory dwelling unit is built as a new structure, it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code.

Add (cool roof) in parentheses along with labeled specification provided in the Section and detail 1 of the A-4.0 sheet.

2. COMMENT: Regarding the A-3.0 elevation sheet; Label the elevations to correspond with North, South, East and West sides of the ADU orientation (as opposed to front, back, right and left).

3. COMMENT: Add north arrow to all plan drawing sheets.

4. COMMENT: Floor plan on the A-2.0 sheet doesn’t scale ½” = 1’-0” as shown with the dimensions being represented. Bring drawing to scale.

5. COMMENT: Per 6.6.3.B.5., An accessory dwelling unit is limited to 75% of the gross floor area of the principal dwelling, not to exceed 1,000 square feet of gross floor area. An accessory dwelling unit may be up to 650 square feet of gross floor area, regardless of the size of principal dwelling. Regardless of the carrying scales of the ADU floor plan currently depicted, the ADU doesn’t meet this standard. Update floor plan accordingly.

6. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:
1. Corrected building permit
2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
