Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

The plans may require additional changes for showing 2018 IRC compliance of construction performed without a permit. Provide plans showing all changes after the last completed permit and proposed alterations.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

PLANS:

1. Provide a Roof Framing Plan (Carport on Floor Plan sheet) with dimensions showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.

SECTIONS - DETAILS:

1. Label each detail, R106.1.1.
2. Provide a wall section detail for the storage rooms with (#4 rebar) reinforced 12” x 12” reinforced foundations for anchoring exterior framed (insulated) walls with pressure treated sills including ½” anchor bolts with 7” embedment, R403.1.6.
3. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1.
4. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural.
5. Show the carport roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
6. Notate and specify a complete roofing system: Roof sheathing, size (1/2” OSB) and method of installation (moisture barrier, flashing, etc.), R905.

This site is in the R-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required).

Plan review for the above referenced carports has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS AND ELEVATIONS OR DRAWING SET:

1. COMMENT: The site plan provided is incomplete.

More Specifically:

1) Update site plan (label property lines, property line lengths) to be reflective of information on Pima County’s website. See https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-15092&0

2) Update the primary residence graphic to be representative of reality via Pima County’s website https://www.asr.pima.gov/ParcelData/prc/11205/0870.pdf .

3) Provide missing dimension from centerline of street name to curb (per provided plot plan sample).

4) Provide missing dimension from curb to property line (per provided plot plan sample).

5) Provide missing zoning labels on all four sides of this parcel including this parcel (including this parcels zoning, All R-1).

6) Scale of drawing is not 1” = 10’-0” as labeled. Either change drawing to this scale or label site with correct scale.

2. COMMENT: Per TABLE 6.4.5.C.1.a., “For single-family and duplex development, the minimum required street perimeter yard is 20’-0” measured from the street property line”

Additionally, per 6.4.5.D.3.a. “Shade structures or carports may project up to 10’-0” into required perimeter yards. Such architectural features include, but are not limited to, overhangs, moveable insulating walls and roofs, detached solar collectors, reflectors and piping”

As currently shown, the carport is shown 12’-0” into the setback (8’-0” remaining).

Two options exist:

a) Move or shorten carport 2’-0” north, toward house to achieve 10’-0” distance from south property line.

b) Leave as-is and attempt to secure relief from this standard thru our Design Development Process.

Know this is an extra 6-week review and the neighbors within 100’-0” are made aware of this attempt to seek relief from being in the setback. Zoning will not be able to approve the permit application until the DDO is approved. This information is linked here:
