This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. Comment: Label the Zone (RX-1) and all adjacent zones on the site plane. The site plan should be designed to include the information as noted on the sample plot plan. All structures shall be drawn, labeled, and dimensioned on the plot plan and included in the lot coverage calculation. Verify the scale measurement indicated are correct. (Using the site plan scale (1/30” = 1’0”) measuring the site dimensions and setbacks are off.)

2. Comment: The Code & Zoning information provided is for an R-1 zone. This property is located in an RX-1 zone. Update the Code & Zoning to reflect the correct zone information. Add a note to the cover page, code & zoning section, that this site is in the Airport Hazard District.
3. Comment: The property dimensions do not match the dimensions found in the recorded subdivision plat map (298’ x 153.60’ per recorded plat book 5 page 32) (https://gis.pima.gov/maps/detail.cfm?&parcel=126211100)
