This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set for structures #3, 4 and 5. Sample drawings for a wooden Patio Cover are similar to the Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: 1. Clarify if structures #1, 2 and 3 are free standing with ground anchoring at each corner or attached to the dwelling for structural support. Detached shade structures not exceeding 200 SF will not require a building construction plan set but will require Zoning approval. 2. Structure #4 will not require a building construction plan set if the framing is covered with fabric (plastic tarp) but will require Zoning approval. 3. Structure #5 will require a building construction plan set which is exceeding 200 SF with a sheathed roof surface. Provide a complete plan set showing (2018 IRC) code compliance following the requirement below. STRUCTURAL PLANS: 1. Show the location of each support footing, R106.1.1. 2. Specify a method of stabilizing lateral forces from the roof diaphragm to the supporting structural elements (diagonal bracing), R801.2. 3. Provide a Roof Framing Plan showing the beams and rafters sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SECTIONS - DETAILS: 1 Show reinforced footing dimensions required for post/beam construction, R403.1.1. 2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1. 3 Provide structural roof sheathing and fastening in compliance with Table R602.3 (1). 4 Notate the location and size of ledger anchorage if used, R606.11. 5 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. Hardware requires appropriate nail fasteners at each designed location for manufacturer compliance. COMMENT: Please provide a residential plot plan that meets the requirements found at https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf a. Include the parcel lines on the plot plan – contact me for the subdivision plat map to obtain property boundary information b. Provide the dimension for half of the adjacent right of way. i. Palm Tree Drive is 50’ wide; therefore, half of the right of way is 25’ ii. Rocky Mountain Drive is 60’ wide; therefore, half of the right of way is 30’ iii. The alley to the south is 46’ wide; therefore, half of the right of way is 24’ 02. COMMENT: Provide the proposed structure wall height, the required setback and the proposed setback dimensions for each proposed structure – include this information as a note and demonstrate on the site plan. The minimum setback requirements are as follows: Palm Tree Dr – 20’ from the property line to the edge of the structure (UDC 6.4.5). Rocky Mountain Dr – 10’ from the property line to the edge of the structure (UDC 6.4.5). Eastern and Southern property line setback is the greater of 6’ or 2/3 the height of the proposed structure wall. The wall is measured from design grade to below the roof line of the structure (UDC 6.3.4) The overhang of the structure can encroach up to 2’ into the setback area per UDC 6.4.5.D. If the minimum setback requirement cannot be met, a Design Development Option (DDO) is required (UDC 3.11.1). Zoning acknowledges the DDO application, however, the site plan must meet the residential plot plan requirements prior to processing the DDO application. Consent from the neighbor to the east can reduce the eastern setback for structure #4 per UDC 6.6.2.D). To obtain a neighbors setback waiver provide the following statement on the plot plan and have the property owner sign and date: Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. COMMENT: Detached accessory structures are not permitted in the front yard, unless the structures are 400 square feet or less. It appears structures #4 and #5 cumulatively exceed 400 square feet (UDC 6.6.3.C). Either remove one of the structures from the front yard or a Board of Adjustments Variance is required to locate detached accessory structures exceeding 400 square feet in the front yard (UDC 3.10). 04. COMMENT: Demonstrate the structures do not exceed the maximum height permitted for detached accessory structures which is 12’ (UDC 6.6.3.D) 05. COMMENT: Demonstrate the cumulative square footage of all detached accessory structures do not exceed 50% of the square footage of the principal structure (UDC 6.6.3.E). Include the area of each structure on your site plan as well as the square footage of the principal structure (main house). 06.
