This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please label the surrounding zoning classifications as noted on the sample site plan. This property is surrounded by R-1 zoning.
3. Comment: Please include the legal description on your site plan which should read “ESTES PARK NO 2 LOT 102”.
4. Comment: Please include the lot coverage calculations as noted in the sample site plan including any accessory structures (ie: sheds) and the vehicular use area.

The proposed front street setback for the carports along E. Palm Tree Drive is 1’ 6”. The proposed setback will require approval through the DDO application process. A revised “Project Description and Applicant’s DDO Request” sheet is required. It should match exactly what the comments state about setback reductions, see below:

In the R-1 zone, the minimum front street perimeter yard setback is 20’ and the side/rear yard setbacks are the greater of 6’ or 2/3 the height of the structures wall facing each interior property line (UDC Table 6.3-2.A).

Shade Structures 1 & 2 (Front Carports): The required front street setback is 20’ and the proposed setback for the carports along E. Palm Tree Drive is 1’ 6”.
